This document regulates the conditions applicable to the use of the Website, the making of Reservations and the provision of Services.



1. Definitions

For the purposes of these terms and conditions, the following terms shall have the meanings assigned to them below:

Account:the personal online account of a User through which they can make a Reservation or use the Services;
Reservation:formal request for accommodation made through the Website via the Booking Process;
Booking Process:electronic contracting procedure through the User’s personal online account through which they can make a Reservation or use the Services;
Codomo:all locations of Codomo Living Europe S.L.U., a single-member limited liability company registered under the laws of Spain with its registered office in Granada, Spain, and office at Avenida del Conocimiento, 50, 18100, Armilla, Granada, Spain. Registered in the Mercantile Registry of Granada, Sheet GR-61724, Entry 1ª;
Services:the services and additional products offered by Codomo to its residents on the Website, Personal Account and Codomo Shop (excluding the reservation and rental of a residence);
Terms:these terms and conditions as amended or supplemented from time to time;
User:natural person acting as a consumer and using the Website to make Reservations or contract Services;

2. Purpose and scope of application

  • These Terms regulate the conditions applicable to Reservations and Services offered by Codomo on the Website, the Account and the Codomo Shop, without prejudice to the obligations arising from the lease agreement that may be formalized subsequently.
  • By registering online on the Website and creating an Account, the User confirms that they have read and accepted these Terms and consent to them.
  • If any clause of these Terms is invalid, null or voidable, this shall not affect the remaining Terms.
  • Any deviation from these Terms shall only be valid and binding after written agreement between the User and Codomo.
  • Codomo may modify the Terms and Conditions from time to time. Amendments shall become effective upon publication in this location (Website), including a notice “RECENT UPDATE”, and their communication by email to Users. Continued access or use of a Reservation or Services after such publication constitutes the User’s consent to be bound by the modified Terms.

3. Registration and User Account

  • To make a Reservation or use the Services, the User must first register as a premium member and create an Account on the Website by completing an online registration form. The User must read and accept these Terms before submitting the form. The User must be at least 17 years old to create an Account.
  • Account registration requires the User to provide personal information to Codomo, such as name, address, mobile number and email address.
  • The User undertakes to complete the online form fully, accurately and truthfully, and to keep the Account information updated. Failure to do so may result in inability to access the Account, make a Reservation and/or use the Services, or termination of these Terms by Codomo.
  • The Account is personal and the User may not allow third parties to use it. The User is responsible for all activity on the Account and agrees to maintain the confidentiality of access credentials. Unless otherwise agreed, the User may only have one Account.
  • The User shall be responsible for safeguarding their access credentials and for actions carried out from their Account. Creating an Account does not guarantee the User a residence.
  • Each User may only have one Account.

4. Booking process

  • The User shall make the Reservation by following the instructions on the Website.
  • Before submitting the form, the User may identify and correct errors.
  • Codomo will archive the Reservation confirmation and it will be available to the User.
  • The conditions will be archived and available in Spanish and English. The contract, where applicable, may be formalized in Spanish and English.
  • The User may only make a Reservation for one residence and only in their own name. Failure to comply may result in inability to access the Account, make Reservations and/or use the Services, without any right to refund.
  • Once the requested residence has been assigned and the reservation fee paid, and after Codomo’s approval, it will be reserved in the User’s name.
  • The User will receive a Reservation confirmation by email.
  • Codomo reserves the right to reject a Reservation at its sole discretion. Codomo will notify the User in case of rejection.
  • If the requested residence is no longer available, Codomo has the right to reject and cancel the Reservation.
  • After receiving the Reservation confirmation, the User will be required to upload all necessary documents to create the lease agreement. Documents may be uploaded digitally through the Account. Once verified and approved by Codomo, the User will receive the contract.
  • The User may not use automated tools to make Reservations. Failure to comply may result in cancellation without refund of the reservation fee.
  • Codomo may change the Booking Process at any time. The process shown on the Website shall apply.

5. Charges and Payments

  • Codomo will charge the User for the Reservation and Services. Applicable charges include taxes required by law. Codomo may modify charges from time to time. Accepted payment methods are Mastercard and VISA.
  • Reservation Fee
    The User must pay a reservation fee to successfully complete a Reservation. This fee serves as confirmation that the User agrees with the reserved residence. The reservation fee is 95 EUR VAT included. If a Reservation is rejected or cancelled by Codomo, the applicable fee will be fully refunded to the User. If a Reservation is cancelled by the User, the reservation fee will only be refunded if it complies with Codomo’s cancellation policy set out in Section 6.
  • Service Charges
    The User shall owe Codomo the charges for the Services used. Applicable charges for each Service are indicated in the Account and/or in the Codomo Shop. All charges are payable immediately and payment will be processed through one of the accepted methods. The User may only use the Services after paying the applicable charges, after which they will receive a receipt in the Account. The User may send an email to [email protected] to request a (partial) refund. Where applicable, the refund payment will be made by bank transfer.

6. Cancellation Policy

  • The User may withdraw and cancel the Reservation in the Account in accordance with this section.
  • Codomo may reject and cancel the Reservation in accordance with this section.
  • If the User cancels within 48 hours after the residence assignment, Codomo will refund the reservation fee minus 35 EUR for verifiable administrative costs.
  • No refund will be given if cancellation is made after 48 hours. Cancellation of the reservation will only be allowed, subject to submission of supporting documentation with the corresponding refund of the reservation fee minus 35 EUR for verifiable administrative costs, in the following cases:
    • In the event that the student has not been admitted to any university or educational institution in the city reserved, provided this was their first choice. Proof of non-admission must be submitted within a maximum of one week from the resolution.
    • In the event that the visa application for the period corresponding to the reservation has been denied by the authorities. The visa denial document must be submitted within a maximum of one week after denial.
    • In the event that the student has not passed high school or the university entrance exam. The document with the failing grade must be submitted within a maximum of one week after issuance.
    • In any case, cancellation prior to check-in must be notified in writing via email to [email protected] before July 31.
  • Before confirmation, Codomo may reject a Reservation at any time and will notify the User.
  • After confirmation and before the contract, Codomo may cancel for valid reasons (e.g., lack of availability or unmet requirements).
  • If automated tools were used to make the Reservation, Codomo may reject or cancel it at any time.
  • If the Reservation is rejected or cancelled in accordance with sections 6.5 or 6.6, the reservation fee will be refunded. If it is in accordance with 6.7, it will not be refunded.
  • If the User books a residence exclusively for students without meeting that requirement, Codomo may cancel without refund.

7. Personal Data Protection

  • Codomo acts as Data Controller and will collect and use the User’s personal data for the purpose of managing Reservations and Services in accordance with its privacy policy available at www.codomoliving.com/en/privacy-statement.
  • Codomo will take all necessary measures to protect the Website against unauthorized access, loss or misuse of registered personal data by unauthorized third parties.
  • Personal Data will be retained for the period necessary for the purpose and legal obligations.
  • Recipients: no disclosures are foreseen except where required by law.
  • The User may exercise their rights of access, rectification, deletion, objection, limitation and portability by sending a communication to [email protected].

8. Intellectual property

  • All intellectual property rights of the Website, including software, logos, trademarks, images, content and information, are owned by Codomo or its partners or licensors.
  • These Terms or the use of the Services do not grant the User any right to remove, use, exploit or reference the trade name, logos, trademarks or other intellectual property rights of Codomo or its partners.
  • The User is not permitted to remove, use, exploit or reference such intellectual property rights.

9. Termination of Services

  • Both the User and Codomo may terminate a Service at any time with prior notice. For the User, a period of one month applies; for Codomo, three months.
  • Upon termination, the User loses the right to access or use the Services. Unused Services will be refunded. Services already used or started will not be refundable.
  • In case of breach by the User, Codomo may block the Account and terminate the Reservation or Services immediately.
  • Codomo will notify by email if the Account has been blocked or Services terminated in accordance with Section 9.3. Payments made will not be refunded.

10. Liability

  • Codomo shall be liable for damages arising from acts or omissions involving gross negligence or wilful misconduct on its part, in accordance with applicable Spanish legislation. In no case shall consumer rights that cannot be excluded by law be limited. Codomo shall not be liable for Service interruptions caused by third parties, force majeure or improper use.
  • Codomo shall not be liable for Service interruptions due to causes beyond its reasonable control, such as incidents caused by third parties, general network failures, force majeure or improper use of the Website by the User. In such cases, Codomo will take reasonable measures to restore normal service as soon as possible.
  • Regarding the technical operation of the Website, Codomo cannot guarantee the absence of interruptions or errors arising from unforeseeable or unavoidable technical circumstances, although it will apply appropriate technical and organizational measures to reduce risks and enhance system security.
  • Codomo shall not be liable for indirect or purely economic damages (such as loss of non-guaranteed profits), unless they are a direct consequence of a contractual breach attributable to Codomo in accordance with applicable regulations.
  • The Website may contain links to third-party pages. Codomo does not control nor is responsible for their content. Users are advised to review their privacy policies and terms of use before interacting with them.
  • Codomo may adopt protective measures, including limitations or temporary blocking of access to the Website when it detects behaviors that may constitute improper or abusive use of the platform, such as an excessive number of requests, the use of automated programs, attempts to bypass security measures or any activity that puts the stability or availability of the Service at risk. In any case, the User may request a review of the adopted decision.

11. Limitation of Liability

  • The User shall indemnify Codomo (including employees and affiliates) against any claim or expense related to the use of the Website, the Reservation or the Services, as well as for violation of these Terms. This does not exclude Codomo’s intentional liability.
  • In no event shall Codomo be liable to the User or third parties for damages arising from the use of the Website, Reservation or Services, even if advised of their possibility.
  • These limitations do not affect consumer rights that cannot be excluded by law.

12. Force Majeure

  • In the event of force majeure, Codomo shall not be obliged to fulfill its obligations under these Terms.
  • It shall not be liable for damages resulting from force majeure.
  • Force majeure includes: staff illness, war, riots, strikes, floods, fires, governmental acts, general service outages or any event beyond Codomo’s control.

13. Complaints

  • Complaints must be submitted in writing at any time within the legally applicable time limits after detecting the issue, to [email protected] If justified, Codomo will resolve the cause within a maximum period of 30 days where possible.

14. Applicable law and jurisdiction

  • These terms and conditions shall be governed and interpreted in accordance with Spanish Law. In the case of consumers, jurisdiction shall correspond to the courts of the User’s domicile.
